Spring: the cooling tune-up
Replace or clean the filter, wash the condenser coil, check refrigerant charge and superheat, clear and flush the condensate drain, inspect the contactor and capacitor, tighten electrical connections, measure amp draw at the compressor and blower, verify thermostat calibration, and record the supply-to-return temperature split.
Fall: the heating check
Replace the filter, inspect the heat exchanger for cracks, clean the burners and flame sensor, verify ignition and flame characteristics, test the gas pressure and safety controls, check the flue and venting, confirm carbon monoxide readings, inspect the blower wheel, and test limit and pressure switches.
Every visit, regardless of season
Confirm thermostat programming with the homeowner, check the drain pan and float switch, inspect accessible ductwork and the filter cabinet seal, listen to the blower and compressor for bearing noise, and photograph anything the homeowner should see.
